Leasing Your Unit

So you're thinking about leasing your home at The Accolades. Good news: it's a clear, manageable process. The page below walks you through every step, what it costs, and what to expect once you submit your application.

A quick heads-up before you dive in. The Accolades is a condominium community, and our governing documents place some guardrails on leasing. The biggest one is a hard cap of 31 active lease permits at any time. That cap protects the community's character (and our FHA-eligibility prospects), so permits are issued first-come, first-served when slots are available.

📋 The Quick Version

• A leasing permit is required before you can rent your unit to anyone.
• Only 31 permits can be active at one time across the community.
• The permit fee is $300 per year and does not auto-renew.
• Permits are approved on receipt of (1) a completed application and (2) payment of the annual fee, provided a permit slot is available.
• Sample lease forms must be submitted at least 7 days before your tenant moves in.
• A required Leasing Forms packet must be returned within 10 days after the lease is signed.

🪜 Step-by-Step: How to Get Your Lease Permit

Step 1. Confirm a permit is available

Email [email protected] and ask whether a slot is currently open. If we're at the 31-permit cap, you'll be added to a waitlist in the order requests come in.

Step 2. Complete the New Lease Permit Application

Download the application (linked below) and fill it out. It takes most owners about ten minutes. You'll need:

• Your name and unit address
• Your mailing address (if different from the unit)
